Are you focusing on the right things to grow your real estate business? Lately, I’ve been talking to a lot of agents who are chasing the newest, shiniest strategies, thinking that will make them successful. But the truth is there’s no magic object that guarantees results.
As we get into the fall season, the key is going back to the basics. So, I’m sharing four lead generation pillars I focus on to close out the year strong and start 2026 off right.
1. Your COI (center of influence) and database. Without a database, you don’t have a business. That’s why each day, I add five new contacts and remove five outdated ones to keep my database clean. Regular communication is also essential, so I send weekly emails to stay top-of-mind. I qualify and segment my contacts into VIPs, A’s, and B’s to know where to focus. If you let junk stay in your database, that is what will show up when generating leads.
2. A purposeful social media strategy. Social media works best with a plan. I focus on three types of content. First, personal posts to let people get to know you. Second, educational posts with tips for buyers or sellers to build trust and show expertise. Third, testimonials, local business shout-outs, or inspirational quotes. This mix keeps your social media meaningful and helps you connect with your audience consistently.
3. Online presence and lead generation. About 97% of buyers are online before they talk to an agent, so you need to be where they are. You can buy leads from sites like Realtor.com, Zillow, or Fast Experts, but your profiles and Google Business page also need to be complete and professional in your photo and bio. Being consistently online and presenting yourself clearly will attract more clients without chasing random strategies.
4. Offline strategies still work. Even with all the online tools, offline efforts are still very effective. Geographic farming and direct mail continue to produce results for agents who do it consistently. The keyword here is consistency. Sending mail or showing up in your local market on a regular basis builds recognition and trust over time.
